The homeowner called at 6:40 a.m. because the door wouldn’t budge. The torsion spring measured 0.225-inch wire diameter and showed a clean break at the coil, which is the failure pattern we see most often in Surprise after the summer heat cycles the steel. We replaced both springs (not just the broken one, since they wear at the same rate), rebalanced the door, and had it cycling smoothly in under two hours. The cable had been fraying for weeks, which is how these things go in Surprise’s monsoon season when humidity and dust get into the components. The door finally slipped off the left track on a Monday morning. We replaced both cables, reset the rollers, and corrected the track alignment. The old chain-drive unit had been loud for a year, then the logic board gave out entirely. We quoted a LiftMaster belt-drive replacement with a written price before any work started, swapped the unit, and repositioned the safety sensors to code. The result is quiet enough that the homeowner said she could hear herself think in the garage, which is a first. The photo record covered the old board, the new unit, and the sensor alignment.

A bump into the closed door had dented the bottom section enough to let daylight and dust under the seal. We ordered a matching Clopay section, swapped it in, and installed a new bottom weather seal. The door closed flush again, which matters more than people think when the Arizona wind pushes dust at the garage in the afternoon. Full Door Replacement for a Sun-Baked Door, Bell West Ranch

The original door had been facing west for 25 years, and Surprise sun is unforgiving. The top panel was warped enough that the door no longer sealed at the header. The door sounded like it was dragging gravel. Two nylon rollers had cracked and the track was bone dry. We replaced all the rollers with new nylon units, cleaned the track, and lubricated the contact points. The door went from a groan to a low hum in about forty minutes.
