The compatibility gotcha we routinely fix: a replacement seal that’s too short or too long because someone measured only the visible door opening and forgot the retainer channel extends past both edges. The correct measurement is the full length of the bottom retainer, from outside edge to outside edge, generally 8 to 18 feet for residential Genie doors in this market. We stock 9-foot, 10-foot, 16-foot, and 18-foot lengths and trim to spec on site. A second gotcha: some Genie retainers use a clip-in channel rather than a slide-in T-slot on doors installed after 2018.
